Chimney Sweep Rental Properties
I understand the requirements of clients needing to find a chimney sweep rental properties, holiday properties and multi-chimney properties such as hotels and guest houses.
If you are the landlord or tenant of rental properties I have found that there can be some confusion as to who is responsible for getting flues and chimneys swept. Section 11 of the Landlord and Tenant Act 1985 states:
“…there is implied a covenant by the lessor… to keep in repair and proper working order the installations in the dwelling-house for space heating and heating water.”
This refers to anything installed in the property which provides heating:
- Multi-fuel, coal or wood burning stoves,
- Open fires.
A tenancy agreement may be worded so that the tenant is deemed responsible for getting any sweeping work undertaken. However, given the damage that could potentially be caused to a property, the landlord should ensure that chimneys and flues are regularly cleaned and inspected. I am happy to arrange appointments through letting agents, landlords or the tenants direct. If required, I can provide certificates of sweeping to both the tenant and landlord.

This ensured I can best accommodate your guest and staff, with the least amount of disruption. I am happy to undertake an early start well before your guests arise, and will discuss all requirements with you in advance. You may like me to commence in areas of the property that are away from bedrooms or areas where guests that may using. By providing a timetable of work in advance you will have peace of mind.
